Annual Inspections

All fire protection systems must be inspected and tested on a regular basis. The Fire Code mandates daily, weekly, monthly and annual tests. The more frequent checks are usually conducted in-house, whereas qualified personnel must conduct the annual test and inspection.

Ontario Fire & Security can explain the Fire Code requirements so you can decide which checks you want to assign to your building operations staff and what you want to leave to a professional fire protection service company. The building owner or agent is ultimately responsible to ensure that the requirements of the Fire Code are been adhered to. We recommend that every property manager and operations manager have a copy of the current Ontario Fire Code, which is available at the Ontario Government Bookstore.

The Fire Code now mandates that qualified persons must carry out the annual test and inspection of fire alarm systems. It is up to you (building owner or agent) to make sure you are using qualified personnel. All our technicians meet this requirement and proudly display their certification as Canadian Fire Alarm Association licensed technicians on their uniforms.

The Fire Code also requires that smoke detectors, that are part of the fire alarm, have their sensitivity level measured and recorded. This and other tests require the use of specialized test equipment.

Fire Checks, Inspections and Tests

We have listed here Checks, Inspections and Tests of equipment we service. The Daily and Weekly items can be looked after by the owner.

The Monthly to Quarterly can be done by the owner or by a service company. A service company handles the Annual and the longer time frames. This is not a complete list and there are many other items such as, dampers, elevators and mechanical equipment, not listed here. For a complete list of the Fire Code requirements please refer to the Ontario Fire Code.

According to the Fire Code: Check means visual observation to ensure the device or system is in place and is not obviously damaged or obstructed. Inspect means physical examination to determine that the device or system will apparently perform in accordance with its intended function. Test means the operation of a device or system to ensure that it will perform in accordance with its intended operation or function.

Daily: Fire Alarm - check power on, free of trouble conditions
Pump Rooms - check during freezing weather
Exit Signs - check every one for lamp failure
Weekly: Emergency Generator - exercise
Firepump - operate and check condition
Sprinkler - check pressure gauges
Sprinkler - check all unsupervised valves
Monthly: Extinguishers and Hose Stations - check and record
